You may have noticed there is snow on Pike's Peak, which means it's only a matter of time before Colorado Springs is covered in snow as well. Even though temperatures are just now starting to drop below freezing, it's not too late to start preparing your home for winter. We've got some quick tips to help with that:
  • Service your furnace: Some of this you can do yourself. You can go down to Home Depot and pick up a $4 filter. You're supposed to change them once a month - if you haven't in awhile, now is the time to do so. This is a quick, easy way to make sure your furnace runs efficiently over the winter months.
  • Hire a licensed HVAC Contractor: Have them come out to your house and clean, service, and certify your furnace. Have them make sure it's not leaking carbon monoxide or anything like that. If you would like a recommendation for a contractor we trust and use frequently, give us a call.
  • Clean your gutters: Check your gutters and make sure they are clear of debris. You want water to be flowing down the gutters properly, away from your foundation.
  • Disconnect hoses from exterior faucets: Turn off all exterior faucets - you don't want water freezing and cracking the pipes, which could cause you big problems down the road.
  • Mow over the leaves: Surely you've noticed the neighbor with the best yard in the neighborhood, but how do they do it? They may be using dead leaves as fertilizer - mow over them instead of raking. This causes them to decompose and serve as a natural fertilizer for your grass. It can't hurt to give it a try.
  • Reverse direction of your ceiling fans: By reversing the direction of your ceiling fans, the warm air will be pushed down and circulated throughout the house, making your home more comfortable and saving you money.

We hope these tips are helpful. If you or anyone you know is looking to buy or sell real estate, don't hesitate to reach out to us. We are never too busy for your referrals, and look forward to serving you soon!

How we helped the Marchs sell their home with our team structure

"We discussed pricing and marketing conditions and then Jeff came up with a sell-able price which we were happy with. We sold it in 6 weeks and before we had it with Jeff, it was on the market for 2 years so he did really well! We was particularly impressed with his team and we saw Jeff in every aspect of the transaction. It just speaks to his good management skills!"

How we helped Peggy sell her home with our great ideas

"Jeff was amazing and we were totally satisfied with our results! Our house had been up for sale for a couple of years before so then we switched to Jeff and he sold our house immediately. We were totally stunned! He gave us his ideas about what should be done and it worked! Not only did he sell our home, but he helped us find the perfect house for us!"

How we helped Diane buy a home by making sure she was getting value for her money

"We both bought and sold a home with Jeff Ryder. When I first contacted him, he made an appointment right away and came over. He was able to sell my house in a week and half! The buyers wanted to move in right away so I told Jeff what I was looking for and he showed me a condo that I liked and ended up buying. I was anxious to make a full price offer on it, but he suggested that we wait until he was able to get comps from the neighborhood. He put in an offer that was less than what I was willing to pay for it which showed a lot of integrity on his part because his commission could have been more."

How we helped Ann with her real estate needs by finding what she was looking for

"We listed our house, had 2 days of showing, and then sold it on the second day. It was all very quick! Not only did he help us sell our home, but when we were downsizing he helped us find a brand new townhouse. It was a patio home so we didn’t have to do any yard work which we were very pleased about. We were just pleased with the whole process!"

Will the Shifting Real Estate Market Provide an Opportunity for You to Sell?

The Colorado Springs real estate market is diverse with both buyers and sellers alike seeking a variety of different properties. Everyone's always asking us, "How's the market doing?" Luckily, Colorado Springs hasn't seen the volatile swings in home prices that many other areas have in the past few years. However, we have had a few subtle shifts that affect people's ability to buy and sell. So, is now a good time to enter the market?

Whether market conditions are favorable is dependent on supply and demand. When you have a high supply of something, people will start cutting prices in order to raise value. That's what we were seeing here in Colorado Springs in 2007, as we had over 7,000 homes on the market. Now, however, that number has fallen to 3,800 available homes. Additionally, this is the fifth month in a row that over 1,000 homes have sold! This is great news, as we haven't seen such an active market since before the market crash.

Overall, we have a very healthy market. Sellers: if you price your home right, make sure it's in good condition, and hire someone who knows how to attract buyers, you will sell it quick and for great value. Buyers are also in good shape - interest rates are still at historic lows, which means you could save hundreds of dollars a month by buying instead of renting.

If you would like a more detailed look at our market, feel free to call or email us at any time. We would love to help you make the most of this healthy market!
